Chapter 2 study guide: The Real Estate Business
The real estate business connects people, property and specialist services. Brokerage is one part of it. Property management, valuation, mortgage lending, construction and development all play different roles. For a new Florida real estate student, the useful first step is learning who does what and where one professional's responsibility ends.
This guide introduces the main distinctions from Chapter 2 of the 63Hours course. It is an overview for study, not a substitute for the full lessons or advice about a particular transaction.
What does a real estate sales associate do?
A sales associate helps with work such as finding customers, marketing property, arranging showings and communicating offers under the required supervision. Florida distinguishes a sales associate from a broker. A broker associate has a broker qualification but works as an associate for another employer. These are licensing roles, not descriptions of how experienced or successful someone appears. Florida Statutes section 475.01 defines the roles.
In a brokerage, a sales associate does not operate an independent brokerage merely because the associate found the client. Florida also restricts an associate's collection of money connected with brokerage transactions: it must be in the employer's name and with the employer's express consent. See section 475.42(1)(d). Brokerage is not the whole industry

A transaction may involve several of these services at once. A license or skill in one area does not automatically authorize every other activity. For instance, introducing a buyer to a lender is different from approving a mortgage.
Property type and professional service are different things
Chapter 2 introduces residential, commercial, industrial and agricultural property, along with business opportunities. Those categories describe the subject of the work. Brokerage, management and valuation describe the service being provided.
A warehouse can be marketed by a broker, valued by an appraiser, financed by a lender and managed after the sale. The building has not changed categories simply because a different professional is working on it. Likewise, a business sale may involve assets, an operating business, real estate or a combination. Read what a study question actually describes instead of choosing an answer from one familiar word.
What is the difference between a CMA and an appraisal?
A comparative market analysis (CMA) helps a seller or buyer consider a likely listing or offer price using comparable properties. A broker price opinion (BPO) is another form of brokerage price opinion. An appraisal is a valuation assignment with its own purpose, standards and professional requirements.
Do not treat all three as interchangeable just because they discuss value. Chapter 2 uses this distinction to separate brokerage pricing work from appraisal work. Florida's broker definition specifically excludes appraisal services reserved for the separately regulated appraisal professions. The intended use and applicable rules matter; changing the name of a report does not change what work it actually contains.
Marketing starts with understanding a market
Target marketing means choosing the audience a service or property is intended to reach. Geographic farming means concentrating consistent marketing effort in a particular area. Neither term means that advertising can ignore fair-housing or other applicable rules.
Good market knowledge is more than remembering the last asking price on a street. Compare actual sales, properties still available, condition, location and the needs of the intended buyer. Interest rates can affect affordability and demand, but one change in rates does not guarantee a particular price movement. A simple example: one rental home, several roles
Hypothetical example: an owner lives outside Florida and wants to rent out a Florida home. A brokerage may help find a tenant. A property manager may then coordinate approved repairs, rent collection and reports under a management agreement. If the owner later refinances, a lender handles the financing process and may require an appraisal.
The phrase absentee owner describes the owner's relationship to the property, not a separate type of real estate license. The management agreement matters because it defines what the manager is authorized to do. It should not be assumed that managing one owner's rental and managing an entire community association are the same engagement.
Is every real estate licensee a REALTOR?
No. A state license and membership in a professional association are separate matters. REALTOR is a membership mark associated with the National Association of REALTORS, not the general name of a Florida real estate license. NAR explains who may use its membership marks. For study purposes, keep the licensing role, employer and association membership as three separate facts.
Check your understanding
Question: An owner hires a firm to collect rent, arrange approved maintenance and send monthly reports. Is the main service brokerage sales, property management or mortgage underwriting?
Answer: property management. The clue is the continuing operation of the property on the owner's behalf. Finding a buyer would point toward brokerage sales; assessing a loan application would point toward underwriting.
