A real estate license does not automatically authorize community association management. Selling or leasing a condominium unit and managing the association itself are different activities.

The DBPR community association manager FAQs distinguish real estate licensing from CAM licensing. Depending on the work and the association, an individual CAM license and a separate management-firm license may be relevant.

Think about who the client is and what you are being paid to do. Helping an owner sell a unit is not the same as controlling association funds, preparing budgets, handling meeting notices or coordinating the association's operational responsibilities.

Florida Statutes section 468.431 defines compensated community association management, including the association-size and budget conditions. It also distinguishes certain clerical or maintenance-only work from regulated management. Because the actual duties matter, do not decide the licensing question from a title such as property coordinator alone.

Before accepting an association role:

1. Ask for a written description of the duties and authority over money, records and decisions.
2. Identify whether you would work as an employee, an individual contractor or through a management firm.
3. Check the association and job facts against DBPR's current CAM requirements.
4. Confirm any required individual and firm licenses before beginning regulated work.

For example, scheduling a repair under supervision is not automatically the same assignment as independently managing the association's budget and contractor payments. The full arrangement needs review.
