While the loan is being processed, the buyer conducts due diligence to check the physical and legal condition of the property. A survey is ordered to verify the property lines and ensure there are no encroachments, such as a neighbor's fence crossing onto the land. Simultaneously, a title company researches the property's history to issue title insurance, which protects the buyer against past ownership disputes or hidden liens. The buyer also hires professionals to perform a home inspection and a termite inspection. These reports check for structural issues, pests, or safety hazards. If these inspections reveal significant problems, the buyer may request that the seller perform required repairs before the transaction proceeds.
