A seller's Florida property-tax bill is not a reliable promise of the buyer's future bill. The seller may have exemptions and an accumulated Save Our Homes assessment benefit that do not automatically continue for a new owner.
The Florida Department of Revenue's new-homebuyer guide explains the usual sequence: after a change of ownership, reassessment takes effect on January 1 of the following year. The seller's benefits may still affect the purchase-year bill, which can make the later increase surprising. The new owner must establish eligibility for their own benefits.
For a simplified example, imagine a seller whose long-held home has a $220,000 assessed value while its current just value is $380,000. A buyer should not build a budget on the assumption that the $220,000 assessment will continue. The actual new assessment, exemptions, any eligible portability and applicable tax rates need to be considered. The purchase price is relevant market information, not a universal formula that automatically fixes the exact assessment.
Before closing, ask the county property appraiser for a new-owner estimate and review:
DOR's taxpayer guidance explains assessment concepts. A closing proration or an initial lender escrow estimate is not a guarantee of next year's taxes.
Our property taxes study guide provides the course background. For an actual purchase, use the property appraiser's current information and leave room in the budget for an estimate to change.
