No. A quitclaim conveys whatever interest the grantor has without the title warranties associated with a warranty deed. That interest might be limited or nonexistent. The course uses the difference to separate a transfer instrument from assurances about title. A quitclaim should not be treated as proof that liens or other ownership problems disappeared.
