On the other side of the equation, the supply of real estate is constrained by four main factors. Availability of skilled labor is essential; a shortage of carpenters or electricians slows down construction. Availability of construction loans determines whether builders can fund new projects; if banks tighten lending to developers, new housing starts stall. Availability of land is the ultimate limit; you cannot build where there is no land or where zoning forbids it. Finally, the availability of materials (lumber, steel, concrete) affects both the speed and cost of bringing new supply to the market.
