One of the LPA's most critical responsibilities is subdivision plat approval. When a developer wants to take a large tract of raw land and divide it into smaller individual lots for a new neighborhood, they must submit a "plat" map. The LPA reviews this map to ensure that the new subdivision connects properly to existing infrastructure. They check that the new streets line up with existing roads, that water and sewer lines are adequate, and that the lot sizes meet zoning requirements. Without this approval, the developer cannot legally divide the land or sell the lots.While subdivision deals with dividing land, site plan approval deals with developing a specific parcel. Before a commercial building or apartment complex can be built, the LPA must approve the detailed site plan. This plan shows the exact footprint of the building, the layout of the parking lot, the flow of traffic, the drainage retention areas, and the landscaping. The LPA reviews this to ensure the project is safe, meets all building codes, and will not negatively impact the surrounding neighbors (for example, by causing traffic jams or flooding).
