Because people often assume a real estate agent is automatically on their side, the law requires you to clarify this relationship in writing.You must give the No Brokerage Relationship Notice to the customer before you show them the property (unless they signed a different agreement with you, where you are representing them as their Buyer Agent) This ensures that before they start telling you their secrets (like "I'd pay $50,000 more for this house"), they understand that you are not their confidential representative and that you don't owe them loyalty. You are setting the ground rules upfront so there is no confusion later.
