Students must distinguish between the action and the result. Assemblage is the process of combining two or more adjacent small lots into one large tract of land. Plottage is the added value that results from this combination. For example, two separate side-by-side lots might be worth $50,000 each ($100,000 total). However, if a developer buys both (assemblage) and combines them to build a large commercial center, the new single large lot might be worth $150,000. The extra $50,000 in value is the plottage increment.
