Steering is Channeling buyers to or away from specific neighborhoods based on their protected class. Example: A buyer asks for a "good school district," and you only show them homes in white neighborhoods, assuming that's what they meant. That is steering. Another example: A buyer asks to see "nice homes.” The agent thinks, "They are Asian, so I'll show them the neighborhood with the high Asian population so they feel comfortable.” - this is Steering and it’s illegal. The correct way to do it: The agent asks, "What is your price range and what features do you need?" and shows all matching homes, regardless of who lives there. Show homes based on objective criteria (price, features, location), not demographics. The Takeaway: Let the client choose the location. You just provide the data.
