Progression and RegressionThese two concepts describe how neighbors affect each other's value. Progression benefits the smaller house; it states that the value of an inferior property is enhanced by its association with superior properties (the "worst house in the best neighborhood"). Regression hurts the larger house; it states that the value of a superior property is dragged down by its association with inferior properties (the "best house in the worst neighborhood").
