When you buy a piece of property, you aren't just buying a pile of dirt and a stack of bricks. You are buying a legal relationship with that land. In real estate, we call ownership a "Bundle of Rights." Think of it like a bundle of sticks. Each stick represents a specific privilege you have as the owner. You can keep all the sticks, or you can sell one stick (like leasing the property) while keeping the others.To be the "Owner," you generally hold this bundle. Memorize these five rights. A popular acronym to remember them is DEEP C.1. Disposition"The Right to Sell or Will"Definition: This is the right to transfer your ownership to someone else.What you can do: You can sell the house, give it away as a gift, or leave it to your heirs in your will. You can also sell just part of it (like selling an easement or mineral rights).The Limit: If you have a mortgage, the bank has a lien on this right. You usually have to pay them off before you can transfer clean title.
