Limited Representation: The Middle Ground

FLORIDA REAL ESTATE SALES ASSOCIATE COURSE

Authorized Relationships, Duties, And Disclosure

Section 18 of 31

The key to understanding this role is the phrase "Limited Representation." As a Transaction Broker, you provide professional assistance to a buyer, a seller, or often both in the same transaction. However, you are not a fiduciary. You do not owe "Loyalty" or "Obedience" to either party. Instead of fighting for one side to win (like a Single Agent), your job is to work for the deal itself. You are there to facilitate the transaction, solve problems, and keep everything moving forward so that both parties reach the finish line.
