Because you are not a fiduciary (you don't have that strict "undivided loyalty"), you are allowed to work with both the buyer and the seller in the same deal. This is impossible for a Single Agent (who can only pick one side). As a Transaction Broker, you stay neutral. You treat both sides honestly and fairly, you account for their money, and you use your skill to close the sale, but you do not advocate for one person over the other. You are the glue that holds the deal together, ensuring fairness for everyone involved without picking favorites.
