Lot and Block Survey Method “The Suburban Map"

FLORIDA REAL ESTATE SALES ASSOCIATE COURSE

Legal Descriptions

Section 14 of 17

This is the most common method for residential subdivisions (like the one you probably live in). It is also called the Recorded Plat Method.A developer buys a large chunk of land. They hire a surveyor to chop it up into streets, parks, and home sites. They draw this on a map called a Plat Map.The developer records this map in the public records.Once recorded, the property is identified simply by:The specific house number (e.g., Lot 5).Block: The group of homes (e.g., Block A).Subdivision Name: (e.g., "Sunny Acres").Fun Fact: Why does the Government Survey system start Section 1 in the top right corner? Because surveyors started in Ohio (the East) and worked their way West.
