The broker's commission is usually one of the largest closing costs and is almost always paid by the seller. This is recorded as a debit to the seller on the closing statement. The listing broker receives the total commission and then splits the agreed-upon share with the buyer's broker. While it is legally possible for a buyer to pay a commission, standard residential contracts typically structure this as a seller expense paid out of the sale proceeds.
