A buyer considers comparable alternatives rather than evaluating a property in isolation. If an equally desirable substitute is available for less, that affects what the buyer is willing to pay. The course uses this principle to explain why comparable properties matter. It does not mean every cheaper home is equivalent or that location and condition can be ignored.
