What should a borrower use the Loan Estimate for, and what changes when the Closing Disclosure arrives? Compare their timing and purpose with a simple cash-to-close example, while keeping the early application deadline separate from the pre-closing review period.

The Loan Estimate helps a borrower understand and compare a proposed mortgage; the Closing Disclosure presents the selected loan's final details for review before consummation. They are related checkpoints, not interchangeable forms or promises that every figure will remain unchanged.

For a covered mortgage, the creditor generally must deliver or mail the Loan Estimate within three business days after receiving the required application information. The borrower generally must receive the initial Closing Disclosure at least three business days before consummation. CFPB's TRID FAQs explain these distinct obligations. Do not count both deadlines as though they begin on the application date.

Worked example: A borrower compares two Loan Estimates for the same loan amount and term. One has lower upfront lender charges but a higher interest rate. The forms help expose that trade-off; the smallest cash-to-close number is not automatically the cheapest loan over time.

Later, the selected lender's Closing Disclosure shows $32,600 cash to close, compared with $31,800 on the most recent Loan Estimate. The $800 difference is a question to reconcile, not proof by itself of an unlawful charge. Check which entries changed, why they changed and which fee restrictions apply. Also compare the loan amount, rate, payment and loan features rather than looking only at the final total. CFPB's pre-closing review guidance describes that comparison.

Pitfall: Not every corrected Closing Disclosure starts a new three-day wait. Particular significant changes do; the details matter. Also, these forms are not used for every credit product: CFPB identifies exceptions including reverse mortgages and HELOCs in its disclosure overview.
