Zoning ordinances are the local laws that implement the Comprehensive Plan. They divide the community into designated districts (zones) to regulate how land is used. The three most common categories are Residential, Commercial, and Industrial.Let's start with Residential. The primary goal is to control density, which is usually measured as the number of dwelling units allowed per acre. The city manages this density through three specific restrictions:(a) Lot Size: Zoning laws establish a "minimum lot size" (e.g., 7,500 square feet) to prevent overcrowding and ensure neighborhoods maintain a spacious feel.(b) Setbacks: A setback is the mandatory distance a building must be kept back from the street (front), the rear property line, and the side property lines. Setbacks ensure privacy, provide room for fire equipment access, and prevent buildings from crowding right up to the road.(c) Lot Coverage: This limits the percentage of the land that can be covered by the building's footprint (e.g., a home can only cover 40% of the lot). This ensures there is enough open ground for rainwater drainage and green space.
