Water is powerful. It moves dirt around. This changes who owns what land. You need to know these four terms:A. Accretion (The Gain). The process of land growing. The gradual increase in land resulting from the deposit of soil by the water. If the river deposits dirt on your bank and makes your yard bigger, you own that new land.B. Alluvion (The Dirt). This is the stuff that makes the land grow.Definition: The actual soil/sand deposits produced by accretion. (Accretion is the process; Alluvion is the dirt).C. Erosion (The Loss). The process of land shrinking.Definition: The gradual loss of land due to natural forces (water washing it away). If the ocean washes away 5 feet of your backyard, you lose that property.D. Reliction (The Receding). The water goes away, giving you more land. The gradual receding of water, uncovering additional land. Example: A lake dries up significantly. The new dry land that used to be underwater now belongs to the property owner.
