Since you might be working with both the buyer and the seller, you cannot give "Full Confidentiality" to either of them (that’s for Single Agents). Instead, you offer Limited Confidentiality.Think of this as the "Poker Face" Rule. You can chat with the other side, but you are legally forbidden from revealing the other person's negotiating strategy. Specifically, you cannot disclose:Price: You can't tell the buyer the seller will take less than the asking price. You can't tell the seller the buyer will pay more than their written offer.Motivation: You can't tell the other side why they are buying or selling (e.g., "They are getting divorced and need to sell fast!" or "They love this house and will pay anything!").Terms: You can't reveal that a party is willing to agree to different financing terms than what is on paper.Note: You keep these specific negotiation secrets safe, but you don't keep secrets about the house itself (like the leaky roof).
