This is the part that affects you directly. As a sales associate, you are legally an extension of your Broker. You are not a "lone wolf." You must always work under the direction and control of your employing broker. You are like a deputy; you only have authority because the Sheriff (Broker) gave it to you. You cannot go rogue and start making your own rules or signing contracts that your Broker doesn't know about.No "Offices of Your Own" - This is a common misconception. You might have a dedicated room in your house where you work, but legally, sales associates cannot have their own independent offices.The Restriction: You cannot open a storefront called "Jane Doe Realty" separate from your Broker. The Logic: If you had your own public office, the public might think you are the Broker. But you aren't. You must work out of the Broker's registered main office or a registered branch office.Working from Home: It is perfectly fine to work from your home desk or your car (most agents do!), but your license must be "hung" at the Broker's official address, and all your advertising must point people to the Brokerage, not just to you personally.
