The Civil Rights Act of 1968 (specifically Title VIII, known as the Fair Housing Act) is the playbook you will use every single day. This law doesn't just say "don't be racist." It creates a specific list of protected people and prohibited actions that you must memorize to stay out of court.This law prohibits discrimination in the sale, rental, financing, or appraisal of housing. It also covers advertising and brokerage services.Who is Protected? (The "FRSH CRN" Acronym)To pass your exam (and stay legal), memorize the acronym FRSH CRN (think "Fresh Corn"). These are the 7 federally protected classes:Familial Status (added in 1988): This protects families with children under 18 and pregnant women. You cannot say "No kids allowed" unless it is a specific senior community.RaceSex (added in 1974): Now includes sexual orientation and gender identity.Handicap Status (added in 1988): Physical or mental disabilities, including HIV/AIDS and recovering alcoholics.ColorReligionNational Origin
