The exemptions below only apply to private owners acting alone.A private owner selling or renting their own single-family home is EXEMPT from the Fair Housing Act (meaning they can technically choose not to rent to someone based on religion, kids, etc.), IF they meet ALL of these conditions:No Broker: They do not use a real estate agent (if they hire you, the exemption vanishes).No Discriminatory Ads: They do not post ads saying "No Kids" or "Christians Only."Limited Ownership: They do not own more than 3 single-family homes at one time.No Recent Sales: If they are not living in the house, they can only use this exemption once every 24 months.Critical Warning: Even if they meet all these criteria, they are NEVER exempt from the Civil Rights Act of 1866. If they discriminate based on Race, they can still be sued.
