If the landlord fails to maintain the property (e.g., the roof is leaking or the A/C is broken), the tenant can fight back.The tenant must give the landlord written notice citing the problem.The landlord has 7 days to fix it.If the landlord doesn't fix it in 7 days, the tenant can terminate the lease and move out (and get their deposit back).
