The landlord has two main reasons to terminate a lease: Not paying rent or breaking the rules.If rent is late, the landlord posts a 3-Day Notice to Pay or Quit. This excludes weekends and legal holidays. For example, you post the notice on Friday. Day 1 is Monday. Day 2 is Tuesday. Day 3 is Wednesday. The tenant must pay or leave by Wednesday.Violation of Lease Rules (7-Day Notice) - Curable Offense (Fixable): The tenant has a dog in a no-pet building or is parking on the grass. The landlord gives a 7-Day Notice to Cure. The tenant has 7 days to fix the behavior. If they do, they stay.Non-Curable Offense (Unforgivable): The tenant destroyed the property or committed a crime. The landlord gives a 7-Day Notice to Vacate. There is no second chance. The tenant must leave.
