Any person performing any of the following services for another person and for compensation must be licensed. You can remember these services with the acronym A BAR SALE:A - Advertise real estate servicesB - BuyA - Appraise (non-federally related)R - Rent or provide rental listsS - SellA - AuctionL - LeaseE - ExchangeCertain individuals can perform these services without a license under specific conditions: Property Owners: Buying or selling their own property. Salaried Employees: Of an apartment community who rent units (as long as they receive no commission/bonus per transaction). Attorneys & CPAs: When performing duties within the scope of their professional relationship with a client (not receiving a commission for selling). Court Appointees: Personal representatives (executors), guardians, or receivers acting under a court order (paid a fee, but not a commission).
