A Planned Unit Development is a special zoning classification used for large, mixed-use communities that differ significantly from standard grid subdivisions. The defining characteristic of a PUD is the use of cluster zoning, which allows developers to group homes closer together on smaller lots than normally allowed. In exchange for this higher density, the developer must preserve the saved land as common open space, such as parks or nature trails, for all residents to enjoy. PUDs often feature a mix of housing types, such as "zero lot line" patio homes and townhouses, and may even include light commercial businesses like coffee shops to reduce the need for residents to drive elsewhere.
