Lis Pendens - "The Red Flag". This is a Latin term meaning "Action Pending" (or "Suit Pending"). Imagine a couple is getting divorced, and they are fighting over who gets the house. Or a lender is starting the foreclosure process but hasn't finished yet.If the owner tries to sell the house during the lawsuit, the new buyer walks into a trap.The lawyer files a Lis Pendens in the public records. It acts as a giant warning sign. It tells any future buyer: "Warning! There is a lawsuit happening regarding this property. If you buy this house, you are buying the lawsuit, too."
