Managing your license is just like managing a driver’s license—you have to watch the calendar. If you let it lapse, you can't work. Florida law has very specific dates and rules for when and how this happens. Unlike your birthday, your real estate license doesn't expire on a random day. The DBPR organizes everyone into two specific expiration dates to keep things organized. Every real estate license in Florida expires on either March 31 or September 30.When you first pass your exam, you don't automatically get a full 2-year license. The state wants to get you into their cycle. Your first license will be valid for a period of at least 18 months, but not more than 24 months. Example: If you pass your exam in February, you won't get a March 31 expiration because that’s only one month away. They will push you to the next cycle (probably September of the following year) to ensure you have enough time to finish your post-licensing education. After that first renewal, every license thereafter is valid for a full 2 years. The DBPR usually sends a renewal notice 90 days before the expiration date, but it is your responsibility to renew even if you don't get the mail.
