The tenant has responsibilities, too. They cannot treat the house like a frat party. Keep the unit clean and sanitary. Use all electrical, plumbing, and heating facilities in a reasonable manner. Do not destroy, deface, or damage the property. Do not disturb the neighbors' peace.A landlord owns the house, but the tenant owns the "possession." The landlord cannot just barge in whenever they want. The landlord must give at least 12 hours' notice before entering for repairs.Entry must be at a reasonable time (usually 7:30 AM – 8:00 PM). If the house is flooding or on fire, the landlord can enter immediately without notice.If the tenant is gone for a long time (absent for half the rental period), the landlord can enter to check on the property.
