Planning, Zoning And Environmental Hazards
Section 28 of 34
The quality and source of drinking water are primary environmental concerns for any property. When a home relies on a private well, the responsibility for ensuring the water is safe rests entirely with the homeowner. In these cases, the adequacy of the supply (ensuring the well doesn't run dry) and the quality of the water must be verified through testing for bacteria, nitrates, and other contaminants. Conversely, when a property is connected to a public water supply, the local municipality or utility company is legally responsible for monitoring quality and ensuring the water meets federal safety standards, though problems like pipe corrosion can still introduce hazards. In areas without municipal sewer lines, homes rely on septic tanks for waste disposal. A septic system consists of a tank that separates solids from liquids and a drain field that filters the wastewater back into the soil. These systems require regular maintenance, specifically pumping every few years, to function correctly. A failing septic system can be a major environmental hazard, causing raw sewage to back up into the house or pool on the ground surface, contaminating the surrounding soil and groundwater.
