Government Restrictions (P.E.T.) "The Uncle Sam Rules"Even though you own the land, the government retains specific rights to ensure order and revenue. A helpful acronym is PETE (Police Power, Eminent Domain, Taxation, Escheat), but since we covered Escheat in the last module, we will focus on the first three here.1. Police PowerDefinition: This isn't about the cops showing up. It is the government's right to restrict the use of land to protect the health, safety, and welfare of the public.Examples:Zoning Laws: "You can build a house here, but not a factory."Building Codes: "You must have smoke detectors and fire exits."2. Eminent DomainDefinition: The right of the government to take private property for public use.The Condition: They must pay you "Just Compensation" (Fair Market Value).Note: If you refuse to sell, they sue you in a process called Condemnation.3. TaxationDefinition: The government has the right to charge you money to support public services.The Hammer: If you don't pay your property taxes, the government can seize your home and sell it (Tax Certificate Sale).
