Help Real estate investment is legally and financially complex. Unlike buying a mutual fund, buying property requires a team of professionals to ensure the transaction is safe. Investors typically need the assistance of real estate agents, attorneys, inspectors, accountants, and contractors. This reliance on experts increases the transaction costs and requires the investor to have the management skills to oversee these different professionals.Real estate is rarely a truly "passive" investment. It requires active management, often summarized as "tenants, toilets, and trash." Buildings require physical maintenance, and tenants require supervision, rent collection, and conflict resolution. Even if an investor hires a professional property manager to handle these headaches, the cost of that management eats into the profit margin. This labor-intensive nature distinguishes real estate from paper assets.Despite the potential for gain, there is always the risk that the investment will fail. Property values can fall, expenses can skyrocket unexpectedly, or the property can sit vacant for long periods, draining the investor's cash reserves. There is no government guarantee that an investor will make a profit or even get their original capital back.
