Modern real estate licensees rarely do these calculations with a pen and paper. Most MLS platforms offer Computer Generated CMA programs. The agent selects the best comparables from the system, and the software automatically pulls the photos, maps, and data, allowing the agent to input adjustment values. The program then produces a professional, polished report to present to the client.You should distinguish between a CMA prepared by a human and an Automated Valuation Model (AVM). An AVM is a mathematical algorithm (like Zillow’s Zestimate) that estimates value based purely on statistical data and public records without physically inspecting the property. While AVMs are fast, they often lack accuracy because they cannot account for the property's specific condition, view, or recent upgrades in the way a human licensee can.
