B. Chain of Title vs. Abstract of Title. "The List vs. The Book". These two terms sound similar, but they are distinct parts of the research process.1. Chain of Title is the string of successive conveyances (transfers) of ownership from the current owner back to the original land grant (often from the State or Spanish Crown).Visual: Think of a literal chain. Owner A sold to Owner B. Owner B sold to Owner C. If there is a missing link (e.g., Owner B sold to Owner C, but the deed was never recorded), we have a "Gap in the Chain." This creates a Cloud on Title, and the property cannot be sold until it is fixed (usually by a "Suit to Quiet Title").2. Abstract of Title (The What)Definition: A condensed history (summary) of all recorded documents affecting the property.Content: It includes not just the names of owners, but also mortgages, liens, judgments, wills, and easements.The Difference: The Chain is just a list of names. The Abstract is the thick binder of paperwork summarizing everything that ever happened to the land.C. Title Opinion ->
